$400,000 interior-only basement rebuild at Reserve Square Apartments in downtown Cleveland — reconstruction work filed April 21.
Reserve Square Apartments - Basement Rebuild This project involves the reconstruction of interior finishes following a water loss event caused by a ruptured sprinkler line, which resulted in flooding within the affected areas. Mitigation work has already been completed, including the removal of water-damaged materials. Existing flooring materials were removed in all affected areas. Additionally, drywall was cut and removed at approximately two (2) feet above the finished floor where water intrusion was present. Our contracted scope of work is limited to the reconstruction and restoration of these affected areas in accordance with the established project scope. The work includes the following: Reinstallation of drywall in all areas where material was removed, matching existing wall thickness and construction. Finishing of drywall to a level where surfaces are properly taped, mudded, sanded, and sealed, ready to receive paint by others. Reinstallation of ceiling tiles in hallway areas where tiles were removed during mitigation. Replacement of hallway flooring with new carpet and installation of carpet base to match existing conditions. No structural modifications are included in this scope. All work will be performed in accordance with applicable building codes and standards. This scope represents the full extent of the contracted rebuild work.
