PROJECT SUMMARY/MASTER SIGN CRITERIA 
 
The proposal is for new window and wall signage associated with a new tenant buildout in the unoccupied 
storefront between Chopt and Kitchen Social.  Century FCU (Century Federal Credit Union), a not‑for‑profit 
financial cooperative serving Northeast Ohio and recognized as the official credit union of the Cleveland 
Cavaliers and Monsters, will occupy the space. The tenant’s storefront was approved and constructed in 2024 and 
is not proposed to change. 
 
Sign plan

Wall sign  
o “Trimcapless” channel letters, and sign cabinet with push through graphics. 
 
“C” logo – 44.75” (up to 36” allowed so requires an 8.75” waiver for the “C” logo) 
 
Letters – 11” high; sign cabinet – 10” high

Returns and non-illuminated cabinet surfaces painted to match exterior brick in matte

As shown below and on the following page, the sign could be redesigned so the logo does not exceed 36”; 
however, doing so would reduce the letter height to 8.75” and the sign cabinet to 8.25”. Staff discussed this with 
the applicant, and at such a small scale the lettering would not be legible and would not reflect best practices for 
signage design. Even at the proposed height, the sign remains 3.25” below the maximum height permitted by the 
Westlake sign code.  Because the green element of the logo is integrated into the overall lettering, it cannot be 
reduced independently without compromising the corporate branding design.

DRAFT FINDINGS/MOTION 
Draft Findings of Fact 
 
1. The proposed storefront complies with the Crocker Commons Master Sign Criteria, except the logo that 
requires an 8.75 inch height waiver. 
2. Despite the increased logo size, the sign remains proportional, centered between the masonry elements, and 
within the maximum height allowed by the sign code.  
3. Any further reduction would shrink the lettering and cabinet to a point where the text may be illegible from 
the street.

If the Planning Commission can approve, the following motion is advised: 
 
Based upon the findings of fact, I move to approve the Century FCU sign plan with the following: 
 
Waiver from the Crocker Commons Master Sign Criteria for the logo height to exceed 36”.
