CONDITIONAL USE PERMIT JUSTIFICATION
LETTER

Subject: Conditional Use Permit Request — Automotive Repair Facility

Dear Members of the Planning & Design Commission and City Council,

lam respectfully submitting this letter in support of my application for a Conditional Use
Permit to operate an automotive repair facility at 24265 Lorain Road in North Olmsted,
Ohio.

This proposal has been carefully designed to comply with all applicable City Code
requirements. The following outlines how the proposed use meets each of the required
conditions:

1. Setback Requirement (Minimum 75 Feet from Residential District)
The existing structure complies with the required setback from any residential district. No
new construction is proposed that would alter or reduce the current setback conditions.

2. Frontage on Arterial or Collector Street
The property is located on Lorain Road, a primary arterial roadway. All access to the site
will be directly from Lorain Road, consistent with this requirement.

3. Driveway Spacing Requirements
Existing access points will be maintained. The driveway configuration complies with

spacing standards and provides safe ingress and egress without impacting adjacent
properties or traffic flow.

4. Overhead Door Orientation

The overhead doors do not face a residential district. If necessary, additional measures
such as landscaping or visual buffering can be implemented to further minimize visual
impact.

5. Vehicle Stacking Space

The site provides adequate space to accommodate at least two vehicles per service bay
for staging purposes. All vehicle stacking will occur on-site, ensuring no impact on public
streets.

6. Indoor Operations Requirement
All maintenance and repair work will be conducted entirely within an enclosed building. All
equipment, including lifts, compressors, and related tools, will be located indoors.

7. No Outdoor Storage
There will be no outdoor storage or display of vehicle parts, materials, supplies, or
equipment. The property will be maintained in a clean and orderly condition at all times.

8. Storage of Vehicles

No long-term storage of inoperable or dismantled vehicles is planned. Any temporary
vehicle storage will comply with the 30-day limitation and will be confined to a designated
area, screened as required.

Operational Commitments:

e Hours of Operation: Monday-Friday, 9:00 AM —5:00 PM

e All work performed indoors

e No outdoor repairs

e Noise minimized through enclosed operations

e Full compliance with environmental and safety regulations

Conclusion

This project is designed to operate as a low-impact automotive repair facility fully
compatible with the surrounding commercial area. The use will be clean, controlled, and
compliant with all applicable regulations while providing a valuable service to the
community.
