Freehold Investment Group proposes exterior upgrades to its 2-story office/gym building at 26614 Center Ridge Rd — 3,000 sf per floor on a 2.0171-acre OB-zoned parcel (PP#213-17-001+043+046, a plat of consolidation of former Dover Township Lot 46). Architect Onward Design Collaborative (Jeremy Smith, AIA) has submitted a complete package including site plan, boundary survey, elevations, and detailed material specs: black-painted masonry, Chamclad 12×6 Shadowline rigid-PVC woodgrain siding, aluminum Kawneer storefronts, 6" airfoil-blade extruded aluminum sun shade, and cable railing. The site plan shows 3.4% lot coverage (well under the 20% OB maximum) with 26 parking spaces required and provided. Fire review (4/14/26) flagged three open items — fire-lane signage on the west access drive, a Knox Box at the front entry, and 4-inch contrasting address numerals. Pending the 5/11/26 Planning Commission meeting.

Westlake Flex Condos is a 4-building light-industrial flex-condominium campus proposed for 28820 Ranney Parkway by L7 Group (owner Tom Lawrence) with architect FOUND.design, on a 4.57-acre EI-zoned site — four 13,278-sf buildings totaling 11 units / 53,112 sf and 184 surface parking spaces. Elevations show PEMB metal siding and standing-seam metal roofs atop a 36-inch brick base, with 8'×12' overhead doors and storefront entries; Phase 1 lands in the southwest corner but all utilities and storm infrastructure are sized for full build-out. Fire Department review flags that Type V construction is not allowed in Westlake, each tenant entry requires a Knox Box and compliant address signage, Emergency Responder Radio coverage must be provided, and private hydrants (with 5" Storz and 2½" Cleveland threads) must be positioned so every building falls within the 250-foot coverage rule. Scheduled as a conceptual-plan review at the 4/6/26 Planning Commission meeting.

Faraj Plaza (owners Shadi & Fred Faraj, PP#21230015, Ward 4) redevelops the former GetGo gas station at 27210 Center Ridge Rd into a 4,740-sf shopping plaza with four tenant spaces — a 2,373-sf addition wrapped onto the existing 2,367-sf building, clad in brick/stone veneer with aluminum storefronts, new canopies, and a converted flat roof. The plan has now been tabled twice (from 3/2/26 meeting) after Planning staff flagged open items on HVAC placement, driveway widths, dumpster location, lighting design, and a required master sign plan — and Fire flagged that the southwest parking layout compromises the required 20-ft fire apparatus access to the rear. Planning Director Jim Bedell's 4/2/26 memo confirms the applicant is still reworking drawings and has asked to move to the 5/11/26 meeting, with revised plans due 4/22. The biggest live project on Center Ridge right now, and the most iterative.

Rowan Gate is a 6-estate luxury gated enclave proposed for 30395 Center Ridge Rd (parcels 217-22-003+004), developed by Hope Pointe Place, Ltd (Edward Pavicic, Bay Village) with Polaris Engineering & Surveying (engineer of record Kevin T. Hoffman, PE). The conceptual plan package includes site, tree preservation, utility, and grading sheets plus a 74-KB design guidelines document that establishes an Architectural Review Board with mandatory oversight of architectural style, massing, setbacks, a limited materials palette, and exterior landscaping/lighting standards — positioning the project as "one of the premier gated addresses in Northeast Ohio." Fire Department review (Asst. Chief Freeman, 4/13/26) flags that the entrance design limits the required 20-ft fire-apparatus access, requires an 8-inch private fire main with working hydrants prior to any above-grade construction, and calls for Knox Boxes and compliant address signage.
