A new condominium development is in the pipeline for Westlake's Ranney Parkway corridor.
L7 Group has submitted plans for a project called "Westlake Flex Condos" at 28820 Ranney Parkway, according to plan review documents filed with the city on May 1, 2026. The project is designed by FOUND.design, a Bay Village architecture firm.
The submitted documents include exterior elevation drawings, a full site plan, an architectural and landscape plan, civil engineering sheets (existing conditions, layout and utility, and grading), and a photometric plan for exterior lighting. The package was marked as preliminary and labeled for Planning Commission review.
The drawings indicate the project went before Westlake's Planning Commission on April 29, 2026. As of May 1, all documents are listed as PENDING in the city's plan review system.
"Flex condos" typically refer to units designed to serve multiple uses — combining residential living with workspace, studio, or light commercial capability. The format has grown in popularity as remote work patterns have changed what buyers expect from a home.
Ranney Parkway is a commercial and mixed-use corridor in Westlake. The 28820 address sits in an area of existing commercial and light-industrial development near I-90.
No action has been taken on the plans yet. Westlake's Planning Commission would need to approve the project before any permits could be issued.
